How I Market a Bergen County Home Online: Digital Advertising, Social Media and Retargeting

Professional real-estate marketing is more than putting a listing into the MLS and waiting for portals to distribute it. When I market a Bergen County property, I want the presentation and distribution to work together so the home is seen repeatedly and consistently by the audiences most likely to care about it.

The campaign begins with the property itself

Professional photography, staging and strong listing copy create the assets every other channel depends on. I want buyers to understand the home online: the light, scale, architectural details, outdoor spaces and features that distinguish it from competing inventory.

Digital and social advertising extend the audience

Organic listing traffic is only one source of attention. Targeted online and social campaigns can extend the property’s reach beyond people who happen to discover the listing on their own. The audience and message should reflect the home and likely buyer—not a generic boosted post.

Retargeting helps maintain visibility

Real-estate buyers rarely make a decision after seeing a property once. Retargeting can create additional touchpoints with people who have already interacted with relevant online content, helping the property remain visible while buyers continue their search.

Marketing should create feedback, not just impressions

I use buyer and agent response, showing activity and online engagement as information. If the market is telling us something about positioning, we should be willing to evaluate it rather than simply counting views.
